Property DeveloperYour options for life insurance as a property developer will depend upon the work that you do. Risk wise there is quite a difference between someone making plans on paper in an office and being in the property wielding a sledgehammer.

Your application for life insurance could be quite straightforward and offered at normal terms, if your actual duties are low risk.

Just to double check, our advisers may ask:

  • What tasks do you do as a property developer?
  • Will you be operating any heavy machinery?
  • Will you be doing any heavy lifting?
  • Do you work at heights over 12 metres (40 feet)?
  • Are you based within the UK or abroad?

Property developers can do a huge range of activities. It might be that you are completely office-based and hire in electricians, plumbers, plasterers and builders to do a lot of the work for you. But there are also some property developers that do all of these things themselves.

If you are more of a project design and manager, it’s very likely that your life insurance will be offered at standard terms. This means the basic pricing.

If you are more hands on and doing heavy lifting, operating heavy machinery, working at heights etc, then you can find that your life insurance application is seen as more risky by some insurers. You can find that some insurers may increase your life insurance premiums, based upon your role in the project.

Property development work that you do outside of the UK might influence who will be the best insurer for you. The countries that you work in and how long you are out of the UK, will be key to finding the right insurer for you.

Critical illness cover pays out a cash lump sum of money, if you are diagnosed with a medical condition that is listed in the insurer’s claims set e.g. cancer, heart attack, stroke.

You should be able to get critical illness cover at normal terms with some insurers in the UK, if your role as a property developer is primarily office-based. 

If you are very hands on and doing a lot of the manual work to improve the property, you can sometimes find that insurers may increase your premiums for critical illness cover. You may also find that the insurers do not offer you Total Permanent Disability as part of your critical illness cover, depending upon how risky they see your work to be.

As with life insurance, work abroad can potentially impact your options for critical illness cover.

However, if you are on-site doing manual work, there are a lot more situations that would stop you from being able to work. Work with a broken hand can be quite easily adapted in an office, but working up a ladder plastering a ceiling is much harder with a broken hand.

The good news is that there are a lot of income protection options on the market and some insurers are specifically designed for people doing more manual work. So whatever work you do as a property developer, there should be an income protection policy that matches your needs.
